How Do Your Management Fees Work?

Our fees are based on a percentage of each booking of between 15-21%. Please contact us to speak to an advisor. 

We cover all housekeeping and everyday maintenance for the property if you choose to host with us. 

What Insurance Policies Will I be covered by?

We use Airbnb Host Guarantee Programme, this covers damages and unexpected costs this can be dealt with primarily through Airbnb. 

‘Aircover’ gives you £850k of Damage Protection for your property & £850k of Liability Cover. We will be able to assist you in the claims process, but ultimately the decision to compensate or not lies with Airbnb

We do offer GuardHog insurance for bookings directly through our website and on all other booking platforms.

Why should I short-let my property?

Serene Holiday Services has two types of clients, part-time and full-time. Many of our part-time clients live in or regularly access their property most of the year. By short-letting their empty property, they can earn from it while it's vacant. For many, this means generating income where there was only cost before. Full-time clients are those who choose to short-let their properties for most of the year, replacing more traditional lettings like ASTs. The short-let model used to be reserved for holiday homes, but now it is available to everyone thanks to platforms like Airbnb and Booking.com. Short-letting has two advantages over ASTs: flexibility and earning potential. An AST only achieves about 75% occupancy of short-letting sites like Airbnb, meaning the owner can access their property for around a quarter of the year to take inventory, do repairs, or stay there for personal purposes. When accounting for management service fees, short-let guests pay a much higher price per night than long-let tenants, so landlords can earn considerably more by short-letting. The Serene Holiday Service way monitors your property's performance in relation to your potential long-term earnings, since these earnings are a red line we cannot cross.

To prepare the property, what do you need from me?

All you need to do is check that your property is equipped with the essentials that are listed in our welcome pack (smoke alarms, a bed, bedding and wifi). The better you can make the property by sprucing it up the more likely you are to earn more income. 

What happens after signing up?

After signing up you will be assigned a property manager who will aid you during the process of preparing and listing the property. We will arrange for photographs to be taken and any other furnishings set up. 

What are occupancy rates? 

Occupancy rate is the percentage of available nights that the property is booked for. With short lets there will be gaps between each stay however we aim to keep turnarounds short. Dynamic pricing algorithms are used at the properties to get the best occupancy rate possible. This reduces the influence of time of year, competition, property size and interior quality affecting the occupancy rate. 

Can I set my own property rules?
